Gary Casper obtained his MBA from the University of South Florida. His experience includes mastery in several fields from retail, to real estate. His start-ups include videotape rentals through chain stores and a termite inspection and treatment company for real estate agents. He has bought and rehabbed over 100 foreclosures and started a 501-c3 to give low income families the ability to purchase a home. The 501-c3 has now become plantsforschoolsandchurches, Inc., a licensed nursery that allows students to grow plants for their club and church fundraisers.
Currently, Gary has created a mortgage that attached two properties (or more) to the note. The equity must equal or exceed 200% of the proposed purchase (we include the equity in the proposed purchase). We feel that this is a completely safe product; but, if the lender wishes for additional assurances, we offer a letter of guarantee from a credible source. The guarantee includes an offer to buy the note from the lender at anytime and at a price never below a -0%- return for the lender. We have assembled a team of professionals to monitor the security before, during, and after the rehab. In addition, the use of an attorney’s trust account further protects the lender.
